There are a number of different stipulations that the landlord is allowed to put into your lease and you can agree with. As long as they are not breaking any of the local or state laws that are available in your area, they can put down a lot of rules. As the tenant, you can negotiate with the landlord and get some of these changed, or you can decide to not sign the original lease and pick somewhere else to call your home. If you do sign the lease though, you are agreeing to the rules that are in place.
One area where landlords can make the rules that they would like has to do with pet weight requirements. Some landlords are going to set this up to make sure that no one brings a dog or cat that is too big for the space that is going to be rented. This will help prevent damages and can keep the dog from going stir-crazy inside and making a mess. It will be up to the landlord on whether they will set these or not and you can talk to them if you would like to get an exception to it.
Many pet policies for a new apartment will include some kind of weight maximum for the pet. They usually say that the pet can’t be more than 100 pounds, though some will keep the number much lower than that. This is often used as a way for the landlord to keep certain breeds out of the apartment as well, since many of the problem breeds are ones that weigh more as well.
Other times, this requirement is simply a way to make sure that the dog is not too big for the apartment and will be comfortable if they live with you. It is always a good idea to read through the lease to see if there are any weight requirements on the pet you would like to bring to your home so you can be prepared and ready to go.
