The lease should help to outline the steps that you can take to get this done and how you can contact the landlord in the first place to handle these. If you don’t see that in the lease,  then reach out to the landlord before an emergency happens. Some of the methods you can use to talk to them include:

# Online Portal: Many property management companies have an online portal where tenants can submit maintenance requests. This portal might also allow you to track the status of your request. If you are expected to contact the landlord through a portal, then you need to get that set up and talk to them about it ahead of time so you aren’t scrambling for this when there is an emergency.

# Email: Some landlords or property managers prefer maintenance requests to be sent via email. Make sure to include all relevant details. If you have access to the email of the landlord, this can be a good option. It may not be the fastest one, but it is going to help you have a paper trail if there are some questions or you need proof later on.

# Phone: In case of an emergency, calling the landlord or maintenance hotline might b

the quickest way to report the issue. Make sure that you have the landlord or property manager’s phone number on you in case there is a big problem. You don’t want to abuse this and use it all the time, but it can help when something goes wrong.

# In-Person: If the property manager has an office on-site, you may be able to submit your request in person. If the property manager or landlord lives nearby, you can go and visit them in person. Let them know about the problem and what plan will help fix it.
